Thinking about moving to Ooltewah, TN? As a Realtor and Ooltewah resident, here’s my honest guide for anyone considering a move.

The Vibe & Lifestyle in Ooltewah

When I was growing up, Ooltewah felt like the country. The lots were big, the pastures were open, and the roads were quiet.

Over the last ten years, it has become one of Chattanooga’s fastest-growing suburbs. Now you’ll see new neighborhoods, plenty of shops, and many families moving in.

My take: it still feels calm and suburban, but more people have discovered it. You’ll notice strollers on the sidewalks, soccer games on weekends, and steady new construction. If you want to be close to everything without living downtown, Ooltewah is a great fit.

  • Cambridge Square – the town hub with farmers markets, festivals, and live music

The Real Estate Market in Ooltewah

This is newer-home heaven. Most homes were built from the 1990s on, and new construction is common. Here’s what you’ll find:

  • Starter and move-up homes starting in the low $300s
  • Neighborhoods with amenities like pools and playgrounds
  • Luxury custom builds, some with lake views, reaching multi-million prices

The market is busy but not extreme compared to bigger cities. Property taxes stay low, which helps with long-term costs.

The market slowed a little in Ooltewah during the summer of 2025, but good homes still sell quickly. If a home is priced right, it won’t stay on the market long.

Schools & Family Life

Families are a big part of Ooltewah’s story. Here are some of the schools you’ll find in the area:

  • Internet & Utilities: EPB Fiber is available in many areas. Natural gas and water vary by address.

  • Growth pains: road congestion on key corridors (Snow Hill, Ooltewah-Georgetown, East Brainerd)
  • Limited public transit → car-dependent
  • Popular school zones + new construction keep prices competitive
  • Sidewalks still catching up to development in several areas

Is Ooltewah the Right Fit for You?

Choose Ooltewah if you want suburban comfort, newer homes, and easy everyday living. It’s less ideal if you rely on buses, want zero growth around you, or if rush-hour traffic is a deal-breaker.

Pro tip: If possible, visit at rush hour and drive your likely route. Then walk Cambridge Square on a Thursday market day—you’ll feel the real Ooltewah quickly.
